YouSellSmart lets you sell your Spanish property without an agency. This policy explains what data we process, where it lives and who we share it with to deliver the service.
1. Data controller

2. What we process
- About you as the owner: name, NIE / NIF, contact, account language and currency.
- About your property: cadastral reference, address, surface, photos, target price.
- About your buyer (Sell & Connect only): name, passport, NIE issuance details.
- Site usage: anonymised funnel analytics (PostHog, Google Analytics 4) and ad events (Meta Pixel) — only if you have accepted the optional cookies.
3. Where it lives
All infrastructure is EU-resident: database and object storage on Coolify (EU host), Sentry and PostHog in their European regions, Resend for transactional email in the EU region. Payments are processed by Revolut Business; no card data touches our infrastructure.
4. Who we share with
- notaria-online.com— NIE, Power of Attorney, IRNR retention and notarial deed for the Sell & Connect tier.
- suncostahomes.com— qualified-buyer matching for the Sell & Connect tier.
- Property portals (Idealista, Fotocasa, Habitaclia, Rightmove, Zoopla) — only the listing content you have explicitly approved.
- Tech providers (Coolify, OpenRouter for AI, Resend for email): data processors, not recipients. DPAs in place.
5. Your rights
Under GDPR you can exercise access, rectification, deletion, restriction, objection and portability by writing to privacy@yousellsmart.com. For deletion requests we preserve the audit log unaltered per legal requirements but pseudonymise the personal data attached to it.
6. Retention
Contractual and tax data: 6 years (Spanish Commercial Code). Sale and notarial data: per notarial law. Optional cookies: up to 13 months or until consent is withdrawn.
