Is it legal to sell my Spanish property without an agency?+
Yes. In Spain you can sell your home directly without an agent. We deliver the materials (listing, photos, price), and at the Sell & Connect tier we handle the full notarial closure through our sister business notaria-online.com.
I live in the UK. Who handles viewings?+
You can add in-person viewings (€75 + VAT each). A vetted host meets the buyer at your property and sends you a structured feedback report within 2 hours. We also coordinate video viewings if the buyer prefers remote.
What about NIE and IRNR retention?+
At the Sell & Connect tier we handle it end-to-end through notaria-online.com: NIE for your buyer, Power of Attorney if they can’t fly to Spain, 3% IRNR retention for non-resident sellers, and the notarial deed appointment — one coordinated workflow.
What if I don’t sell?+
You only pay the flat fee for the pack you choose (€97, €397, or €997). The €1,500 + VAT success fee on Sell & Connect is charged ONLY after the notarial deed is signed. If you don’t sell, nothing else is owed.
How can I trust AI to write my listing?+
Every AI output goes through human review by our team before you see it. Then you approve it explicitly before anything is published. ES and EN versions are generated together and tuned to the target buyer’s reading habits — they are not literal translations of one another.
How is this different from listing on Rightmove directly?+
Rightmove gives you the portal — not the bilingual listing, photos, market-real pricing, or notarial closure. We produce the materials and coordinate publication on Idealista + Fotocasa + Habitaclia + Rightmove + Zoopla, with a portal-specific variant for each.
